SpenceLooker Recruitment is delighted to be retained by one of the UK’s leading privately owned commercial property investment and development companies to recruit an Asset Manager for its established North West property team.

The company owns and manages a substantial UK commercial property portfolio, comprising industrial estates, business parks, offices and trade counter sites. It has a long-established track record of investing in, developing and actively managing commercial property, with a strong focus on increasing occupancy, growing rental income and creating long-term asset value.

Working from the company’s Lancashire-based regional office, the successful candidate will take responsibility for a diverse portfolio of commercial assets across the North West of England.

This opportunity would particularly suit someone with approximately 3–5 years’ commercial property experience gained within commercial agency, leasing, asset management or property management who is looking to develop their career within a commercially focused client-side environment.

The Role

Reporting to the Regional Property Manager, you will be responsible for driving the financial and operational performance of a varied commercial property portfolio.

You will work closely with occupiers, agents, solicitors, contractors and professional advisers to maximise income, reduce voids and identify opportunities to enhance asset value.

Key responsibilities will include:

Developing and implementing individual asset management strategies.
Proactively driving occupancy and rental income across the portfolio.
Managing new lettings from initial enquiry through to legal completion.
Preparing and negotiating Heads of Terms.
Working closely with retained letting agents and reviewing leasing performance.
Negotiating lease renewals, rent reviews, lease restructures and regears.
Managing landlord and tenant matters, including assignments, underlettings, licences to alter and lease variations.
Identifying opportunities to reduce void periods and improve tenant retention.
Building strong working relationships with existing and prospective occupiers.
Reviewing market evidence, rental values and competing properties.
Property Management

The Person

Applicants should ideally possess:

A degree in Real Estate, Property Management or a related discipline.
Approximately 3–5 years’ commercial property experience.
Previous experience gained within commercial agency, leasing, asset management or property management.
A good understanding of commercial leases and landlord and tenant matters.
Experience negotiating lettings and lease transactions.
Strong commercial awareness and the ability to identify opportunities to improve property performance.
Excellent communication, negotiation and relationship-management skills.
A proactive and entrepreneurial approach.
A full UK driving licence.

MRICS qualification would be advantageous, although applications are also encouraged from candidates currently progressing through their late APC or those with strong relevant commercial property experience.
