Spencelooker Recruitment is delighted to be working on a retained basis with a highly successful and entrepreneurial property investment and asset management business, as they launch and grow a new UK-wide storage facilities platform.
A Director of Property Operations is now sought to take a leading role in the set-up, mobilisation and operational management of a growing portfolio of storage facilities across the UK. The portfolio will include open storage, container storage, secure compounds, yard-based storage, land storage and selected self-storage facilities.
This is an exciting opportunity for an experienced operations professional to join at an early stage and play a key role in shaping the business, its operating model, customer experience and future growth.
The Role
You will be responsible for overseeing the launch and operational delivery of new storage sites, working closely with the senior leadership team on new acquisitions, site set-up and ongoing management of the existing portfolio.
Your role will include involvement in the fit-out, design, branding, layout, security, access, contractor appointment and mobilisation of new facilities. Once operational, you will ensure each site is managed to a high standard, commercially successful, compliant and positioned to deliver strong customer service and long-term income growth.
The role will also include building the operational team, including the recruitment and appointment of customer-facing sales staff, site teams, contractors and an in-house maintenance function.
Key Responsibilities
- Oversee the operational set-up and mobilisation of new storage facilities across the UK
- Support new acquisitions from an operational, design and commercial perspective
- Manage the fit-out, branding, layout, access, security and launch of new sites
- Appoint and manage contractors, suppliers, consultants and maintenance providers
- Recruit and lead customer sales teams, site staff and in-house maintenance teams
- Manage existing operational storage sites, ensuring high standards across the portfolio
- Drive occupancy, income, customer service and operational efficiency
- Ensure sites are safe, secure, well-maintained and commercially well-managed
- Oversee health & safety, compliance, risk management and operational procedures
- Implement consistent systems, reporting, site standards and customer service processes
- Identify opportunities to improve income, site performance and customer experience
- Work closely with asset management, acquisitions, finance and senior leadership teams
The Candidate
The successful candidate is likely to have a strong background in storage, land-based operations, self-storage, container storage, open storage, logistics yards, compounds or multi-site operational property management.
Previous experience in self-storage would be highly beneficial, but this is not intended to be a purely self-storage role. The wider focus is on running and growing a portfolio of income-producing storage sites and land-based operational assets.
You will be commercially focused, practical, hands-on and comfortable operating in an entrepreneurial environment where the business is being built and scaled.
Key Requirements
- Minimum 5 years’ experience in storage, self-storage, container storage, land-based operations or similar
- Experience managing sites, teams, contractors and customer-facing operations
- Strong understanding of site mobilisation, fit-out, security, access and maintenance
- Ability to support new acquisitions and new facility launches
- Commercial mindset with a focus on income, occupancy and operational performance
- Strong leadership skills with the ability to recruit and build teams
- Good understanding of health & safety, compliance and site standards
- Comfortable travelling across the UK as required
- Entrepreneurial, organised and able to take ownership of a growing business platform
