Senior Estates Surveyor - South Manchester ( Hybrid).

Head Office Role | National Leasehold Portfolio

Spencelooker Recruitment are currently working with a national market leader. Due to continued growth and long-term succession planning, my client has a rare opportunity to join their Head Office Estates team in a senior capacity.

This exciting opportunity, offering direct responsibility and autonomy over a substantial, predominantly leasehold property portfolio across the UK.

The Role

Reporting into the Estates leadership team, you will take end-to-end ownership of your portfolio, acting as the internal expert on all estates and lease matters. The role is broad, commercial and influential, covering both strategic and hands-on estates management.

Key responsibilities include:

• Managing a varied national leasehold portfolio on a day-to-day and strategic basis
• Leading on rent reviews and lease renewals, negotiating directly with landlords and advisors
• Advising the business on lease interpretation, clauses and risk, working closely with company solicitors
• Supporting acquisitions and relocations, including property sourcing and agreeing Heads of Terms
• Managing disposals through lease expiry, assignment or sub-letting strategies
• Oversight of property-related costs, including rent, service charge and insurance approvals
• Coordinating fit-outs, alterations and maintenance works with contractors and internal stakeholders

The Person

This role would suit someone who is:

• RICS-qualified or holding an RICS-accredited degree (Chartered status preferred), minimum 5 years PQE
• Currently operating at Senior Asset/Estates Manager or Associate upwards.
• Experienced in lease advisory, asset management, agency or corporate estates required.
• Commercially minded, confident negotiating, and comfortable operating autonomously
• Happy to travel nationally as required (full UK driving licence essential)

Package

• Salary: £70,000 – £80,000 (dependent on experience)
