Lettings Surveyor - Award Winning Developer

North West, £45,000–£60,000

Spencelooker Recruitment have been instructed by an Award Winning and Industry market leader in the Property Development and investment to seek to great letting Surveyor to join the commercial assets team. This real market leader in providing contemporary design led schemes are at the forefront of regenerations projects for over 30 years.

The successful candidate will work from our head office in Manchester, with an appetite to market our space to prospective occupiers across the country. You’ll use your experience to negotiate with customers, closing deals that welcome new businesses into our portfolio – where space ranges from small offices for start-ups, to big workspaces, restaurant spaces, bars, galleries, shops and leisure spaces.

You’ll ideally be RICS qualified, with an appetite to close deals and implement an abundance of ideas.

Key Tasks

Take a lead on letting space across the portfolio. This will include the follow duties:

Negotiate lease terms either directly or through agents. Leading the lettings and sales process including the identification of tenants/buyers, negotiating terms, licences, and other legal documentation.

Conduct directly and/or attend viewings with agents.

Take ownership of the marketing of the space, how it presents and is marketed to the outside world.

Ensure that the the brand is maintained / enhanced and that the space we are offering meets customer demands.

Work closely with commercial team and asset managers to get best value for the portfolio. This may include negotiating lease renewals and rent reviews although the asset manager normally lead on these.

Ensure that all sales material, marketing boards and website are all up to date and liaising with the marketing team to achieve the same. Ensuring that agents websites are up to date.

Co-ordinate and liaise with present and prospective tenants on fit out approvals, site works, and the completion of Licence to alter where required.

Lead on legal negotiations with our lawyers to ensure closure of deals.

Update leasing schedule, monitoring results and analysis of leasing enquires.

Initiate and attend property launches and marketing events where required.

Provide commercial advice to the development team for new schemes as and when required.

Other ad-hoc duties, when necessitated by the needs of the business.

Constantly review the portfolio and advise on works needed to upgrade the portfolio through Capex to ensure it presents as an market leading building should, and to ensure that our ESG targets are met. This will include duties as follows:

Be a key member of the commercial team advising when capex upgrades are required for both common areas and individual suites.

Ensure that the scheme is fully marketed. Liaison with internal and external marketing team members and graphics designers to ensure the scheme achieves maximum exposure.

Keep close to the market and our agents to ensure that we are offering space that the market wants such as the right sized units and fitted out propositions

Head office is based in Manchester, the portfolio is UK wide but this role is predominantly in the North West, with flexible working available and required travel to and from their Iconic sites.

Market leading salary circa £55,000, plus commission with fantastic benefits package and bonus.
