Manchester, £100,000–£125,000 plus car allowance, pension, healthcare and bonus to 50%

The Role

A Project Director plays a key leadership role within the development team of this leading Developer, holding overall responsibility for the successful delivery of complex masterplans and large-scale developments.

This is an exciting, rewarding, and challenging position that requires extensive experience in delivering complex, long-term, and sustainable places. The Project Director will have excellent communication and relationship-building skills, working collaboratively with partners, stakeholders, and internal teams. They will directly manage a Project Manager, so strong leadership and team management skills are essential.

The Project Director will also play a key role in work winning and will collaborate closely with senior leadership, development, and new homes teams to ensure the successful delivery of projects and the continued growth of the business across the North West region.

Key Responsibilities

The responsibilities of a Project Director are wide-ranging, ensuring both the successful delivery of developments and the continued growth of the business. The Project Director will work with a Senior or Project Manager to deliver individual projects within a broader masterplan while maintaining overall accountability.

Responsibilities will vary depending on project needs and may include:

  • Leading bids for new development opportunities in collaboration with the Development Management team.
  • Establishing procurement strategies for projects and ensuring compliance with company policies.
  • Implementing governance procedures to maintain control of budgets, approvals, and stakeholder expectations.
  • Managing overall project budgets and ensuring developments proceed within agreed costs.
  • Leading on the negotiation and completion of third-party, funding, and lease agreements.
  • Overseeing neighbourly matters such as rights to light and party wall agreements.
  • Ensuring project delivery follows internal protocols and gateway approval processes.
  • Overseeing main contractor procurement and contract documentation.
  • Defining insurance requirements and ensuring timely procurement.
  • Managing approvals to enable project start on site.
  • Setting quality standards and monitoring construction to ensure compliance with design briefs.
  • Managing payments, drawdowns, and project cashflow.
  • Overseeing completion, handover, and resolution of defects or snagging.
  • Preparing progress reports and financial forecasts for senior management.
  • Participating in scheme reviews and quarterly forecast meetings.
  • Sharing lessons learned across the wider business.
  • Developing strong relationships with partners and stakeholders across the property and construction sectors.
  • Monitoring market trends, challenges, and opportunities and sharing insights with the team.
  • Identifying opportunities for innovation, continuous improvement, and process enhancement.
