🏢 Senior Surveyor – Birmingham Property Management
🕒 Full-Time | 📅 Permanent | 🏠 Hybrid Working (Birmingham Based)

🎯 Role Purpose

Take ownership of your portfolio, delivering a full range of property management services with autonomy and accountability.

Key Responsibilities

  • 🔄 Manage the smooth transition of properties into and out of the management portfolio

  • 🛡 Ensure compliance across all sites under your responsibility, taking action or escalating issues as needed

  • 🏙 Conduct regular property inspections

  • 📜 Handle legal notices and ensure appropriate actions are taken

  • 📊 Prepare and present accurate data for client meetings

  • 📝 Attend client meetings, record minutes, and follow up on action points

  • 📚 Interpret leases and maintain accurate records in management systems

  • 💸 Issue rent demands accurately and on time

  • 🤝 Collaborate with the credit control team to support rent recovery

  • 📑 Produce high-quality client reports in line with expectations

  • 💼 Raise and track invoices for additional services and tenant applications

  • 📉 Work with on-site teams to prepare and review service charge budgets

  • 🔍 Monitor service charge cash flows and reconciliations

  • 🧩 Lead occupier engagement, chair meetings, and action follow-ups

  • 📅 Track and act on lease events

  • 🌱 Identify opportunities for placemaking and sustainability improvements

  • 🏢 Review tenant applications and provide professional recommendations

  • 📘 Follow FCA compliance procedures and company guidelines

  • 🚀 Proactively identify new business opportunities and represent the team professionally

💡 Key Skills & Experience

  • 🎓 MRICS qualified (or working towards) preferred

  • 🚗 Valid UK driving licence preferred

  • 📖 Solid understanding of property-related legislation and best practices

  • 🤝 Strong client relationship and stakeholder management skills

  • 💼 Commercial awareness and understanding of investment objectives

  • 🧠 Ability to identify and promote additional services

  • 📝 Experience managing tenant applications and service charges

  • 💻 Confident with MS Office tools and property systems (e.g., Tramps, Yardi)

  • 🤝 Team player with excellent communication and organisation skills

  • 📈 Driven, detail-focused, and committed to high-quality service
