South Manchester, £60,000–£100,000 plus bonus

Role Overview: As a Development Project Manager, you will be responsible for overseeing the entire lifecycle of development projects from inception to completion. You will take projects on from day one, guiding them through the RIBA stages, including planning, pre-construction negotiations, and contract management. Your primary objective will be to ensure the successful delivery of projects, particularly focusing on the extension and refurbishment of neglected buildings into residential apartments or serviced offices.
Key Responsibilities:
- Project Initiation: Lead project initiation activities, including feasibility studies, site assessments, and stakeholder engagement to determine project viability and scope.
- RIBA Stages Management: Oversee projects through all RIBA stages, ensuring compliance with regulatory requirements, obtaining necessary permits, and managing design development processes.
- Planning and Negotiations: Coordinate with local authorities, planners, and other relevant stakeholders to secure planning permissions and navigate pre-construction negotiations effectively.
- Contract Management: Draft and negotiate contracts with consultants, contractors, suppliers, and other project partners, ensuring terms are favorable and aligned with project objectives.
- Project Delivery: Manage the execution of projects, overseeing construction activities, monitoring progress against milestones, and addressing any issues or delays promptly.
- Quality Assurance: Implement quality assurance processes to uphold standards of excellence throughout the project lifecycle, including regular site inspections and compliance checks.
- Budget and Resource Management: Develop and maintain project budgets, tracking expenditures, and resource allocations to ensure projects are delivered within financial constraints.
- Risk Management: Identify potential risks and develop mitigation strategies to minimize project disruptions and ensure successful outcomes.
- Stakeholder Communication: Maintain open communication channels with project stakeholders, providing regular updates on project status, addressing concerns, and facilitating effective decision-making.
- Post-Completion Evaluation: Conduct post-project reviews to evaluate outcomes, capture lessons learned, and identify opportunities for continuous improvement.
Qualifications and Experience:
- Bachelor's degree in Construction Management or an RICS accredited Degree in Building Surveying, Quantity Surveying or Real Estate or related field.
- Proven experience in development project management, preferably within the real estate or construction industry, with a track record of successfully delivering projects from conception to completion.
- In-depth knowledge of the RIBA stages and UK planning regulations, with experience navigating the planning process and securing necessary approvals.
- Strong contract negotiation skills and experience managing contracts with consultants, contractors, and other project stakeholders.
- Excellent leadership abilities, with the capacity to inspire and motivate project teams to achieve project goals on time and within budget.
- Exceptional organisational and time management skills, with the ability to prioritize tasks, manage multiple projects simultaneously, and adapt to changing priorities in a fast-paced environment.
- Excellent communication skills, both verbal and written, with the ability to effectively communicate with diverse stakeholders at all levels.
